The project site is located near several community amenities and strategically located within a transit-oriented area with a MAX Orange BRT Station within a 3-minute walk from the project site. The site is within easy walking and cycling distance of the SAIT and Alberta University of the Arts campuses, with daily goods and services available along 16 AV NW and Centre ST N Main Streets.

Area Context

The subject site presents a strong opportunity for growth and redevelopment, with several contextual factors supporting the proposed intensification through a six-storey, mixed-use built form — including proximity to parks, schools, local shops, community services, and other everyday amenities that contribute to a complete neighbourhood.

The site’s exellent connections to the broader road, transit, and active mobility networks make it well-positioned to accommodate new residential and commercial-retail uses. Vehicle access will be provided via the rear laneway, while pedestrian access to the building and storefronts is oriented toward 6 Street NW and 16 Avenue NW, reinforcing a pedestrian-friendly, street-facing interface along 16 Avenue.

A Land Use Redesignation (also often referred to as "rezoning") application has been submitted to The City of Calgary for the property at 636 16 AV NW. 

If approved, the proposed land use change would enable a six-storey, mixed-use building with commercial-retail units at street level and multi-residential units above. 

The proposed land use change would transition the project site from the Commercial - Corridor 1 (C-COR1f4.5h28) District to the Mixed Use – Active Frontage (MU-2f5.0h26) District with a maximum Floor Area Ratio (FAR) of 5.0 and maximum building height of 26.0 metres.

The site’s location would allow future residents the option to live in an amenity-rich neighbourhood with excellent access to frequent transit, post-secondary institutions, schools, parks, and day-to-day conveniences such as shops, restaurants, services, and employment opportunities.

Land Use Context

The site is currently designated as the Commercial – Corridor 1 (C-COR1f.4.5h28) District with modifiers supporting a maximum Floor Area Ratio (FAR) of 4.5 and maximum building height of 28 metres. The subject site is surrounded by a variety of residential and commercial Land Use Districts, including the  C-COR1, MU-1 and MU-2 Mixed-Use Districts and the M-C2 and M-X2 Multi-Residential Districts located along 16 AV NW and 17 AV NW.

To align the concurrent Development Permit application with the Land Use Redesignation, a modifier permitting a maximum FAR of 5.0 and a maximum building height of 26.0 metres is proposed. While the proposed district introduces active uses at grade and a modest increase in allowable floor area, it results in a lower overall building height than the current designation, reflecting minimal change in built form, aligned with Local Area Policy and consistent with adjacent land uses along 16 AV NW at this location.
